Downtown Boise’s Capitol Terrace To Become Main + Marketplace with Two Million Dollar Renovation

Hawkins Companies kicked off a $2 million renovation of the downtown Boise building formerly known as Capitol Terrace today including a refresh of the external façade of the building, installation of large street-level and second story permanent canopies.

The project includes a re-branding of the building, now to be known as Main + Marketplace and will invigorate the dated building, which was purchased by Hawkins Companies in 2017.

The architecture for Main + Marketplace was designed by Boise-based CTA architects and construction will be managed by General Contractor Guho, Corp.

“The location is among the best in Boise. It is the heart and center of our city, and it’s overdue for improvements,” said Gary Hawkins, owner and chief executive officer of Hawkins Companies. “We think these improvements will modernize the block and create a truly vibrant and unique dining and retail space and leave opportunities for future development in the future.”

BUILDING RENOVATIONS

The full renovation project is anticipated to take less than five months to complete, with construction beginning April 25th and completion anticipated by the end of August.

The existing structure will be repainted and tile work will be installed to update the external façade. Additionally, permanent modern canopies constructed of steel and wood will be installed outside storefronts and the open-air deck. Bold green and grey signage will adorn the front of the building with a new prominent architectural feature facing 8th street.

The parking garage, which is owned by Capitol City Development Corporation, will be repainted and updated in conjunction with the project.

TENANTS

Hawkins Companies purchased the building from Jeff Roper in 2017. The Roper family was the original owner and developer of Capitol Terrace, which was built in 1988 during one of the last great construction booms in the valley. The renovation of Capitol Terrace to become Main + Marketplace spearheads a number of changes for the iconic downtown location, including a handful of new tenants.

New tenants include Donut Daze, a Philadelphia-inspired chicken, donut and waffle house that will stay open late; Bru, a self-serve brew house; and Jekyll and Hyde, a bagel shop featuring live music at night. Additional tenant announcements will be released as lease agreements are made. The Balcony is planning an interior space update to coincide with the building improvements. Hawkins Companies is also exploring the option of opening an open-air bar, pending procurement of a liquor license and all regulatory approvals.
