Job Description

The Senior Associate in the Capital Markets group will have the opportunity to participate in a wide range of capital markets and real estate transactions. This will primarily include all financing related matters for Hawkins Companies real estate deals handling all debt and equity requirements for the deals.  Reporting directly to the Head of Capital Markets, who sits on the Investment Committee, this role will sit at the focal point between development and capital markets where you will act as a key liaison in putting together deal models and budgets.

Responsibilities

The Senior Associate will work on a wide range of transactions and responsibilities will typically include:

  • Provide analysis on financing options for land acquisitions, ground-up development, and refinancing’s
  • Assist in the underwriting process for prospective deals with a primary focus on Multifamily opportunities with the Development team to construct the model/proforma
  • Work with capital markets/finance team to analyze and track existing debt positions to identify accretive refinancing opportunities
  • Model financial costs, terms, and structures in conjunction with the Development team
  • Creating and presenting detailed memos to the Investment Committee for deal approval
  • Assist with identifying, negotiating, and maintaining potential joint venture partners (LPs)
  • Assist in the preparation of materials used to solicit bids from lenders and prospective equity partners (Preferred Equity, Common Equity) on financings
  • Market monitoring/research to support the Investment Committee team by providing real-time information about real estate capital markets, including credit terms, pricing comparable (rent & sale) and debt capital markets trends
  • Develop thorough understanding of a deal’s capital structure and business plan and key risks to performance through discussions with market participants and other investment professionals
  • Assist in the negotiation of financing terms and transactions
  • Assist in the execution and closing of transactions
  • Assist with loan closer at Hawkins in tracking down all requested information in conjunction with accounting, legal and property management where applicable

 Qualifications

The job requires the candidate to possess strong analytical skills, be detail-oriented, articulate, and well organized. The candidate must display initiative, good judgment in managing multiple tasks and strong problem-solving skills. The ability to think strategically and to present information in a clear and concise manner is critical.

In addition to strong analytical and quantitative skills, the successful candidate should have:

 

  • 3-6 years of commercial Real Estate financing and/or acquisitions experience
  • High proficiency of Excel and PowerPoint, Financial modeling skills including a high degree of proficiency with Excel is a plus
  • Previous experience in real estate mortgage credit, equity waterfalls, Multifamily proformas and an understanding of capital structures is preferred
  • Understand DCF’s, IRR’s, Cap Rates, Leverage modeling and Waterfall modeling
  • Excellent interpersonal and communication skills, both written and verbal
  • Be a collaborative team player

  • Contribute positively to the collegial atmosphere of the team
  • Impeccable integrity and trustworthiness
  • Ability to multi-task and work in a deadline driven environment
  • Bachelor’s degree in Business/Finance/Real Estate/Economics preferred
