At HAWKINS, growth has always been about more than adding properties to our portfolio—it’s about building the systems, tools, and teams that allow us to grow the right way. That commitment was recently featured in a case study by CREModels, highlighting how our Capital Markets team uses the CRE Suite platform to screen more deals, more efficiently, across an increasingly diverse portfolio.
Now in our 50th year, HAWKINS has expanded well beyond our roots in single-tenant retail development for national brands like The Home Depot, Starbucks, REI, and Albertsons. Today, our multifamily portfolio spans roughly 2,400 units delivered—with approximately 800 more under construction—stretching from Spokane, Washington, all the way to Phoenix, Arizona. Recent multifamily developments include the 288-unit Canyon Ridge in Boise, the 266-unit Ragsdale in Phoenix with ground-floor retail, and the 40 townhomes of 56th at Arcadia. We’ve also developed more than 30 charter schools across Arizona, Texas, South Carolina, Wyoming, and Colorado.
With that kind of growth comes complexity, and in 2022 we adopted CREModels’ cloud-based CRE Suite platform to keep our deal-screening process sharp. “We had been doing larger and more complex multifamily residential projects, along with more work in specialized asset classes such as retail, hospitality and charter schools,” explained Ryan Carlson, EVP and Head of Capital Markets. The platform lets our growing team of deal-prospectors focus on new business instead of wrestling with complicated spreadsheets, while its model governance safeguards protect the integrity of our financial models across the organization. “It’s just a safer approach when you have a larger organization and more people using your models,” Carlson said.
For Capital Markets Associate Felix Nguyen, who stress-tests prospective development deals from across the company, the standardized platform has been a gamechanger. “We’ve underwritten more than 300 deals with CRE Suite so far,” Nguyen shared. “The system saves me a lot of time and is simple to navigate. Being able to customize things as needed has been really helpful for us.” That customization includes tailored waterfall models and even a purpose-built charter school model designed around the way HAWKINS does business.
