Ryan Carlson joined Hawkins Companies in February 2022, where he is an Executive Vice President and Head of Capital Markets. His primary responsibilities are to capitalize all Hawkins projects, which will encompass both debt and equity. Prior to joining Hawkins, he was a Senior Vice President at Waypoint Residential, a vertically integrated real estate investment manager focused on multifamily having transacted on approximately $3.5 billion in assets across more than 18,000 units in the Southeast and Southwest. Ryan’s primary responsibility was to finance all Waypoint acquisitions and development projects with both debt and equity. Most recently he was tasked with growing Waypoints reach with institutional partners and structuring Joint Ventures for their development pipeline. He has vast experience across the lending spectrum with agency Intermediaries (Freddie Mac/Fannie Mae), regional banks, LifeCos, debt funds and preferred equity providers.

Prior to joining Waypoint, he was at Cushman & Wakefield in New York with their Equity, Debt & Structured Finance, where he focused on debt and structured finance deals throughout the middle market in the greater NY Metro area. He executed on over $1BN worth of transactions on over 50 separate assignments ranging from $5M to $150M. Before entering real estate, Ryan was an Associate on the North American institutional sales team within the Client & Partner Group at Kohlberg Kravis Roberts & Co (KKR).  He provided key support, managing fundraising and relationships across all insurance companies and institutional investors for the Northeast, Midwest and Mid-Atlantic regions. Ryan also spent time as an Analyst at KKR and Aladdin Capital Management, a credit Hedge Fund and subsidiary of Mitsubishi.

Ryan earned his Bachelor of Science degree in Business Administration with a dual concentration in Finance and Entrepreneurship from Northeastern University as well as his Master’s in Real Estate Finance from NYU.
